Bridging Finance

Property Bridging Finance

What is it?

Property bridging finance is a short-term funding solution designed to provide liquidity during property transactions. It is secured against the property and used to “bridge the gap” between the initiation and completion of a sale, purchase or transfer.

When would you need it?

We provide liquidity to those involved in property transactions who need early access to proceeds. These funds may be required for anything from settling rates and taxes, covering transfer costs or simply accessing capital ahead of registration for personal or strategic reasons.

Key benefits of bridging finance:

Immediate access to sale proceeds

Bridging finance allows property sellers to access a significant portion—often up to 75% — of their net sale proceeds before the property transfer and registration are finalised. This rapid liquidity is crucial for meeting urgent financial needs while waiting for the lengthy transfer process to conclude.

Maintains cash flow during the waiting period

Property sales in South Africa can face delays due to administrative processes, bond settlements and clearance certificates. Bridging finance provides sellers with the funds needed to cover expenses such as moving costs, deposits on a new property or even daily living expenses, ensuring financial stability during this interim period.

Enables seamless transition to a new property

Sellers often need to pay a deposit on a new property or settle municipal rates and levies before receiving proceeds from their sale. Bridging finance enables you to make these payments, allowing sellers to secure their next home and avoid missing out on purchase opportunities due to timing mismatches.

Flexible use of funds

The funds advanced through bridging finance can be used for a variety of purposes, including renovations on a new property, settling outstanding debts or covering transfer duty and other transaction-related costs. This flexibility helps sellers address multiple financial obligations without waiting for the final sale payout.

Simple repayment linked to sale completion

Repayment of the bridging loan is straightforward: once the property transfer is registered and the sale proceeds are released, the loan is automatically settled from the proceeds by the conveyancing attorney. This eliminates the need for monthly repayments and aligns the loan’s settlement with the natural conclusion of the sales process.
